Quality Industries Inc. (QI; La Vergne, TN), a precision metalworking company, signed a long-term lease with WGPB Investments, Ltd. for 86,500 sq ft of additional manufacturing and office space at the Westgate Business Park at 1550 N. Western Boulevard in Denton, TX.

The development team for the project includes The Martino Group as developer, Links Construction as general contractor, and project leasing with Axis Realty Group. Avison Young represented the tenant on the lease agreement. Construction of the new facility is expected to be completed in November 2015, with a move-in date also targeted for November. The facility will have 40 plus employees in the fall, a figure that is projected to increase substantially in 2016 based on additional capital investments, new, product programs, and anticipated growth in demand.

“This significant expansion in our manufacturing and office facilities will strengthen our supply chain capacities and services for our customers in the Denton area, the state of Texas, and throughout south central and southwestern United States,” said Warren Hayslip, the chief executive officer and president of Quality Industries. “We expect the expansion will be followed with additional investments to further solidify our presence in Texas and expand into other parts of North America.”

“We are excited to have a first-class company like them be the anchor for our development,” added Brandon Martino, the chief executive officer of the Martino Group. “We are glad to see them growing their presence in the Denton market and we hope to be able to accommodate their growth for years to come.”

The company has also invested $3.7 million in a new state-of-the-art powder coating system at its main operational facility just outside of Nashville. Designed from the ground up, this new powder coating system includes a Nordson ColorMax® II spray booth and upgraded conveyor with customized washing and oven systems. The ColorMax II spray booth changes colors in as little as ten minutes, whereas their previous system required 30 minutes. Overall, these improvements have increased processing speed by nearly 50 per cent.

In addition to these machinery advances, the company has already significantly advanced its fundamental chemical technology, converting from an iron phosphate system to an environmentally friendly zirconium-based powder coating technology. The $3.7 million investment in new powder coating technology is part of a larger $12.5 million company-wide capital program for 2015 that will significantly bolster the company’s efforts to better serve its customers and achieve future growth, while improving overall quality and efficiency.

“For more than 30 years, we have serviced the needs of our customers, providing them with comprehensive fabrication, finishing, assembly and powder coating under one roof,” noted Hayslip. “Our focus on integrated services also means we place a high priority on the modernization of our equipment and advancements in our technical capabilities as critical elements in our overall growth strategy.”

Specific features of the new system include an I-beam conveyor system that allows for larger, heavier parts and a faster speed line; a washing system that accommodates longer and wider parts, equipped with feedback sensors for chemical monitoring of usage and efficiency; a system that exceeds industry standards by yielding more than 2,500 hours of corrosion resistance based on ASTM testing; and an oven system that prevents thermal conduction and has virtually eliminates radiant heat emitted to shop floor.
